Born and raised in River Edge, New Jersey, William (Billy) Boyle came to Hawaii to surf and after a taste of life on Oahu's North shore, never left. Adopted into his future wife's family for holidays and home cooked meals at their home in Kailua, Bill got his first glimpse of what living on Oahu's windward side was all about. Spurred by his love for the ocean and island life, Billy and his wife set down roots in Kailua where they have raised two wonderful daughters, and he has created a life-long career in real estate that is as diverse as it is hugely successful.

Bill entered the real estate profession in 1971, and always hungry to further his knowledge of the industry, went on to earn his Broker's license in 1977, followed by his Mortgage Broker's license in 1992. Bill's first taste of large-scale real estate development projects began in 1973 with the purchase, subdivision and sale of over 30 projects in the Pacific Northwest and the Sun Belt areas of the Continental United States. From there, he joined Wade Ltd. Real Estate Agency as a general broker, and continued to involve himself in a multitude of large and projects over the years.

In 1984 Bill formed Kailua Realty, Ltd., which would later become Century 21 Kailua Beach Realty. Seeing the immense opportunity for land development on the Big Island, Billy opened a branch office in Kailua-Kona in 1987. Today, Century 21 Kailua Beach Realty has 50 agents and grosses over $100 million in annual sales.

Billy has and does continue to be involved in large projects throughout Hawaii, many of which are on the Big Island. Always a firm believer in seeing things through from the bottom up, and getting people who really need it into a home, at least 50% of Bill's ventures throughout his real estate career have been affordable housing projects.

With a formal educational background of art and design from the School of Visual Arts in New York City, the Brooks Institute of Fine Art in Santa Barbara, California, and the University of Hawaii, it is apparent when you first meet Bill, and also from a quick glance at his life's story, that he is a man of great vision; both in the classic aesthetic of life, as well as in his ability to recognize great opportunities early, and seize them.

Bill truly loves life to the fullest, and amongst his greatest assets is his easygoing and friendly, approachable personality, which, when combined with his great depth of knowledge and experience, make him an invaluable friend and business associate. Aside from his day to day real estate ventures, Billy lives to spend his days with his family, and making annual fishing trips to Australia with an occasional trip to the mountains for a bit of skiing.

 

ONGOING PROJECTS

Puu Lani Ranch  Puu Lani Ranch is a large residential gated Equestrian and Tennis Ranch. It consists of about 160+ one acre lots about which 50% are built upon today. Located half way between Kona & Waimea it is concentric to just about everything you could want on The Big Island. Great golfing is across the street at Big Island Country Club. Hunting on the neighboring lands with famous Fishing & Hunting guide Jody Bright is also available. Presently we have a small inventory of 1 acre lots that have the entire site work completed and are level and ready to be built upon. We also have 62 acres divided into 5 parcels ranging in size from 3.5 acres to 29 acres. These could be used as estate sites or held for future development.

Keahole Heights Phase II & III  Keahole Heights Phase II & III will consist of 11 homes in phase one 12 homes in phase two for a total of 23 in both phases. In Phase II there are 4 houses complete and sold in the $500,000 range. Two more under construction which are smaller and more affordable at just under $400,000 and 5 lots we will build to suit on or use our time tested models. In phase III our lots are about 10,000 SQ FT and our houses will be smaller and in the more affordable range approximately $389,000.00 and up.

Hoopuni  The Hoopuni Single Family condominium is located in Kailua, Hawaii and consists of just 2 single families detached home which are in the planning stage as we speak. These are located on the Kawainui Marsh and have a spectacular view of the Pali and Kooalau mountain range. Situated adjacent to a stream on conservation land it give one the feeling that you are staring down a par three at a very private golf course. These will be price at just under $700,000.

Past Projects


Kawailoa Ridgeline  Kawailoa Ridgeline consisted of two residential homes overlooking the entrance to Lanikai and Kailua      beach.  Each unit had the ability to convert to two families living with an Ohana Unit attached. The values of the homes at the time of sale were in the $350,000 to $400,000 range.

Palani  Estates  Palani  Estates  is located 2 miles up the upper road in Kona as if you were headed to Waimea. This was our first affordable project. It consisted of six homes 1,104 SQ FT home with ocean views and decks to take advantage of the view from.  Developed in 1987 these were sold for an average price of $140,000 per home.

Hualalai Plantations  Hualalai Plantations theme was “Come Home to Old Hawaii”. Located just 7 miles north of Kailua Kona on the upper road that goes to Waimea, the homes were meant to look like homes built in the Golden Era of Hawaiian Architecture. This project won three awards from the Building Industry’s Parade of Home in 1989. This project consisted of twelve homes that sold between $300,000 to $400,000 on half acre lots, many with great ocean views in a pasture like setting.

Coast View Development Corp Coast View Development Corp. was another Parade of Homes Winner and consisted of six single family home all with the potential for extended family living thru the addition of enclosing the lower level and creating an Ohana Unit. Built in 1991 these homes sold for an average of just over $300,000.

Keahole Heights  Keahole Heights, Parade of Homes winner again! Our first project with curbs, gutters, sidewalks and complete underground utilities. Located just above the airport on the Kona side of West Hawaii this project was built in the Kona Palisades section of North Kona. The first phase was built in the mid 1990’s and the sales price were in the mid $300,000 range. Phase II and III are slated for a 2010 release.

University Heights West  University Heights West (UHW) was the first of four phases on several parcels consisting of 32 acres that when combined would yield 125 homes all of which were priced in the affordable category. UHW consisted of 49 homes which sold in the late 1990’s at average sale price in the mid $200,000 range. This project was done to match the contour of the land and afforded wonderful coast line views to most of the eventual residents.

University Parkside  University Parkside was zoned for twenty residential units but because of the lands contour there were just twelve prime building sites that we chose to utilize for this new phase of the University plateau. Twelve homes with fantastic ocean views sold in the late 1999 thru 2001 with an average sales price just over $300,000 which was a bargain at the time

Keonelehua Heights  Keonelehua Heights was the fourth Phase of the University Heights Master Plan and consisted of 31 House and Lot Packages. This one was the most interesting in many ways because we combined the Ohana House concept with the true single family one story residence…there was no clear cut winner just what was right for your family. These houses sold out almost instantly for an average of just under $300,000 which in the next six months saw the incredible appreciation that was to come.

Hualalai Colony  Hualalai Colony was one of those rare gems that you just had to have the right timing on. It was a first for us in many ways, our first gated community and our first venture into an already populated community with fierce pride of ownership. We purchased 35 of the 67 existing lots many of which had existing home on them with very tough CC&R’s.  After learning how to get along with the existing residents we did very well and achieved an exit price for the 20 homes we built of about $500,000 and around $150,000 for our remaining lots. We have one lot left for sale.
